Niemi-Kapee – Terms of Booking 

These terms and conditions become binding to both parties once the client has paid the deposit mentioned in these contract terms to Niemi-Kapee or paid both the deposit and the final installment together. Bookings done in Airbnb.com and Booking.com will use the terms of the service. 

Booking and payment 

The person making the booking must be of legal age when doing so (18 years or older). 

The booking can be made online, by phone or in person and the booking confirmation and the invoice will be sent to the client’s e-mail address. 

Preliminary bookings done on a web page www.niemikapee.fi are not confirmed bookings and the price indicated in the form is not valid until it is confirmed via e-mail and invoice. 

In case of booking via Airbnb.com, Booking.com or other travel agency the terms of the services are applied. After arrival all the terms and instructions of this document are valid. 

A reservation is confirmed when the deposit invoice or the final payment is paid. 

Bookings done less than two (2) months beforehand are confirmed by paying the whole invoice in advance before the given due date. 

Bookings done more than two (2) months beforehand are confirmed by paying the reservation deposition of 20 %. This payment will be reduced from the final payment of the reservation. The client can also pay the whole invoice at once. The reservation deposition is non refundable. 

Any objections to the invoice must be made within 7 days of the invoice date. The invoice must be settled as a SEPA payment (with IBAN account number and BIC bank code). 

Niemi-Kapee reserves the right to cancel a reservation in the event that the payment is not made by the due date.

Cancellation of booking 

A cancellation from the client’s part is considered as having occurred at the moment Niemi-Kapee receives written word about the cancellation. Cancellations must be made to kapee@niemikapee.fi. A cancellation made outside of office hours (weekdays 8:30am – 5pm, Sat 10am-6pm) will be considered as having been made on the next office day. 

If the cancellation is done four (4) weeks beforehand all the payments exceeding the reservation deposit are refunded. 

Cancellations done less than four (4) weeks beforehand are not refunded. In the case of cancellation if the named reservation period is booked to someone else the same sum will be refunded. 

Niemi-Kapee may cancel a booking in the event of force majeure. In this case, the client is entitled to a full refund of the sum paid to Niemi-Kapee. If a booking has to be interrupted because of disruptive behavior on the part of the client no payments will be refunded. 

If the customer fails to pay or misses the payment deadline the booking may be canceled without separate notification. 

Stay at the destination 

Lodgings are at the disposal of the customer and/or lodgers from 4 p.m. on the day of arrival until 12 p.m. on the day of departure. Extra hours around check-in and in check-out can be reserved at 50 €/ 6 hours depending on the current reservation situation. 

The keys to the destination will be handed over to the client at the time of arrival as estimated and notified to the owner or custodian by phone or in writing. If the client fails to show up at the scheduled time or if no notification of the client’s time of arrival is provided, Niemi-Kapee cannot guarantee that the keys will be available for handover. 

The rent pays for the right to use the destination during the booked period. Normal energy consumption, furnishings, dish-washing detergents, basic spices as well as kitchen and toilet paper rolls, cooking and eating utensils, mattresses, blankets and pillows are included in the rent.

Use of provided firewood is included in the destination rent. The amount of provided firewood is calculated for normal use in the specific accommodation. If the provided firewood runs out more can be bought from the owner. 

Free use of a rowing boat is only included in summertime rentals. 

Sheets and towels can be rented from the owner. Customers or lodgers must use linen in bed. If bed sheets are not used, an extra cleaning fee (+50 €/bed) can be added. It is prohibited to bring sleeping bags in lodgings. 

The number of people using the destination must not exceed the number of sleeping places stated in the description or the number agreed on during booking. If the client plans to have a daytime gathering where the maximum number of guests is temporarily exceeded, this has to be agreed before with the owner. 

Tents and caravans or use of rentable equipment such as hot tubs are not permitted at the destination without the permission of the owner. 

Smoking is not allowed indoors. 

Pets are most welcome to Niemi-Kapee! Pet-owners must notify their intent to bring an animal to the destination when booking. Pets should be kept on a leash when leaving the cabin since other cabins may also have pets visiting. Pet owners should be aware that Niemi-Kapee keeps domestic animals on a pasture all year round. 

Charging an electric car and hybrid car is allowed only if this is agreed beforehand. Additional charges may apply. 

Checkout 

The destination is expected to be left in the same condition as it was upon arrival. In the case of severe neglect of cleaning the client can be charged 150 € cleaning fee. 

Departure cleaning must include the washing and return of dishes to their original place, garbage removed to the waste disposal point, removal of empty bottles and cans and putting furniture back to its original place. Carpets and floors should be vacuum cleaned, the floors wiped with a damp mop, tables and surfaces wiped with a damp rag, the sauna and WC cleaned. The yard area and grill must be left in a tidy condition.

Used sheets and towels must be piled on a bed if the client rented bed linen or it was included in the destination rent. 

Clients are liable for any damages they cause to the destination property. The owner must be notified immediately of any damages caused. The client is required to pay the owner for any damage caused to the destination or its contents during occupancy. 

Niemi-Kapee will not be liable for any damage or inconvenience incurred by the client in the event of an unpredictable and insurmountable obstacle (force majeure) or some other comparable reason (such as a power failure, or natural phenomena like algae blooms or the occurrence of animals like rodents or insects) that was not caused by Niemi-Kapee and whose effects Niemi-Kapee could not be reasonably expected to prevent. Neither is Niemi-Kapee responsible for any damage or inconvenience caused by regular natural phenomena. 

Complaints 

All observations and complaints concerning the equipment and condition of the lodgings must be directed immediately as they arrive during the holiday to the lodging’s caretaker. 

Complaints made later will not be taken into account. 

Niemi-Kapee is not liable to compensate the natural conditions, insects, voles, sudden weather changes or any third party caused problems (eg, blackouts with water, electricity, internet- or TV network) to the customer for any inconvenience or expense. 

If the client does not immediately report observed deficiencies to the owner during the rental period, the destination will be considered to have been in the contractually-required condition. It is impossible to jointly verify deficiencies reported after the end of the rental period, and Niemi-Kapee will therefore not be liable to compensate for them in any way.

Erroneous price 

Niemi-Kapee shall not be bound by an error in the listed price if the price is so clearly erroneous that it is reasonable to expect the customer to notice it. Examples of such cases include a situation where the difference between the listed price and the actual price is substantially large or when the erroneous price can be considered exceptionally low when compared to the general price level.
